What ParceLever does
ParceLever is a research platform for tax-delinquent and distressed property. It brings four jobs into one workspace: discovering parcels that are behind on property taxes, tracing ownership and parcel details back to the county record, estimating value and potential equity against what is owed, and mapping the legal pathway a parcel can actually be acquired through in its state.
Instead of reading dozens of county portals by hand, you search or sweep a county, and ParceLever returns parcels with their source, a verification status, the outstanding tax figure, an estimated market value, and an opportunity score you can sort by. Every figure stays attached to the record it came from, so you can reopen the county source and check it yourself before a dollar moves.
Who ParceLever is for
ParceLever is built for individual real estate investors, land flippers, and small acquisition teams who buy property through tax sales, tax deeds, and negotiated purchases from owners of record. It suits investors who work a defined set of counties and want a repeatable, documented process rather than a list of scraped addresses.
It is not built for brokers, title companies, or funds needing licensed data feeds, and it is not a marketplace: no parcel on the platform is offered for sale by ParceLever.
Who builds ParceLever
ParceLever is designed and operated by a small independent team of real estate investors and software engineers, built from first-hand experience chasing delinquent parcels county by county. The team is reachable directly at the contact address below, and product decisions are shaped by what the people running searches in the field ask for.
How records are gathered
Records come from government sources such as county tax collector and assessor offices, state and county public notices, court records, and authorized data sources. Each record carries its source and a verification status so you can see how it was obtained.
Public records are published on different schedules, in different formats, and with different levels of completeness. Coverage therefore varies by state and county, and a record may be incomplete or out of date.
What ParceLever is not
ParceLever is a research tool, not a brokerage, law firm, title company, or tax advisor. It does not sell property, represent buyers or sellers, and does not provide legal, tax, or investment advice. Tax delinquency does not by itself establish abandonment, clear title, or a right to acquire a property.
